There are more foreclosures in the United States right now than we have ever experienced before. Yet well-funded investors in real estate are seizing upon this opening to profit from an profoundly profitable new opportunity.

That opportunity is called Bulk REO Investing, and the opportunity is huge.

Consider with me, if you will, the fundamentals of the Bulk REO business.

To understand Bulk REO investing is to understand the foreclosure process.

When a home owner begins to miss payments on their mortgage, the lender begins to send late/overdue notices to the home owner. Following a period of time determined by the lender, formal foreclosure proceedings begin. ‘Pre foreclosure’ is the name given to the time between implementation of the foreclosure proceedings and the public auction.

Foreclosure is completed when the defaulted property is auctioned. If there are no buyers for the property at auction, the property is returned to the lender. Such a property is then classified as an ‘REO’ (Real Estate Owned) by the lender.

REO properties are usually listed for sale with local real estate agents. But more and more, lenders are selling their REO properties for a greatly reduced price. But the price of receiving such great pricing is the need to purchase multiple REO properties (a ‘package’) rather than individual properties.

The recession in the United States has yielded huge profits to real estate investors prepared to take advantage. REO packages are easiest to buy and sell with a well regarded source of financing in place. There are many sources of funding for these transasactions including: hard money and commercial financing, as well as non conventional sources such as hedge funds and private investors. Additionally, one man is becoming very well known in the field of bulk REO investing, and his name is Salvatore Buscemi of Dandrew Capital Partners, a New-York based hedge fund.

Swine Flu Data- Everything You Need To Grasp!

Written by ama on March 8th, 2010 in Conditions, Health.

With the latest scare of a swine flu pandemic, lots of attention around the world has been focused on how to avert and otherwise avoid the swine flu.  Most of the information is common sense and follows along the lines of prevention and treatment of the ordinary flu.

So how did swine flu start?

The transmission and start of swine flu use to be transmitted from pig to pig and only in rare cases transmit to humans. The origins of swine flu might have been that humans first passed the influenza bug to pigs before they developed their own form. The influenza season brings a assortment of influenza viruses resulting in the increased risk of spread and infection from pigs to humans, causing cross-species spread. Recognized swine flu viruses are of the H1N1 subtype as well as less popular subtypes like H1N2, H3N1 or H3N2.Therefore, a pig might be infected by more than one type of virus.

Infection Threat

Human to human infection was once limited to a close group of inhabitants, before the Mexico incidents on April 2009. Prior to that swine influenza was passed from contaminated pigs that had direct contact to human, mostly their owners.

Safety - Ingestion of Pork?

It is still safe eating pork. So far, no documentation is available indicating a link between safely prepared pork and human swine flu infection. The swine flu virus is destroyed by cooking temperatures of in the order of 160 Degrees Fahrenheit.

Vaccine Protection Against The Swine Flu Virus?

Up to now (End of April 2009) there are no vaccines known immunizing persons from this influenza virus disease. Each year there is usually an influenza vaccine being released, however it is ambiguous if this influenza protection works on the swine flu virus. Please, do not take chances and make an appointment with your health care professional at any signs of influenza infection.

effectively] been cured without any additional [treatment

The influenza virus is widespread and follows a pattern of seasonal occurrence. In some cases it has developed resistance towards antiviral drugs and therefore reducing the effectiveness of treatment.

So far in Mexico or the United States, health officials have recommended the use of oseltamivir or zanamivir for care.  Make an informed choice by visiting your local health centre or doctor in case of observed symptoms of the virus.

What Are Typical Symptoms of Swine Flu Virus?

Serious respiratory tract infections of any sort throughout the influenza season could be an indication for swine flu infection. Even mild symptoms should be taken seriously, especially by kids, elderly people, pregnant or any physically compromised persons like patients or people on some sort of drug program. Please seek out your next nearest health information, be it from your doctor or any qualified health practitioner.

How To Decrease The Threat Of Infection?

Avoid people who seem to have the flu, especially those with symptoms of fever or coughing.

Eat healthy foods and drink 100 % fruit liquids or filtered water. Avoid raw meat, especially pig, cooked as stated above should be acceptable.  Practice recommended health habits such as physical fitness as much as possible.

Should someone in your household be infected make sure you take that person to the hospital or doctor for advice and treatment. If it’s not possible keep that person at least 1 meter away from others.

Improve the circulation of air in the room where the sick person is staying. Use doors and windows, if possible, for the ventilation.

Keep the area clean from dust or any open cans, dustbins etc. Do not forget to cleanse your hands appropriately each time after contact with the infected person. COVER MOUTH AND NOSE with masks from your local authority or drugstore. They must be clean and unused.

Prevention of swine flu is easier than you think.  First and foremost, do not live in fear.  This alone will undermine your immune system.  Living a healthy daily life is the best preventitive measure.  The stronger your immune system, the less likely you will catch the flu.

Good luck and good health!

Shingles Rash

Written by ama on March 8th, 2010 in Conditions, Health.

On the surface, a shingles rash may appear similar to other conditions, such as contact dermatitis or herpes simplex. The chronic pain that accompanies shingles is sometimes mistaken as prodromal pain, angina, appendicitis, a peptic ulcer, biliary colic or renal colic. Strangely enough, the painful rash may also look very similar to a brown recluse spider bite. If a person is over the age of 60, has had chickenpox in the past and may have a weakened immune system, then shingles is likely the culprit. Even more telling is the painfulness that comes along with the rash, since most rashes are itchy but don’t deliver acute pain.

By the time you notice the red patches of the shingles rash on your skin, you have already had an active herpes virus in your system for one or two days. The shingles painful rash develops on one side of the face, chest or abdomen, where the nerves have been carrying the virus. The area where the rash develops is usually red, swollen and painful. The blistering is a brighter red and clusters together to form a “band-like” pattern around the body. During this time, an infected person could transmit the chickenpox virus to people who have never had it before. After three to five days, the blisters will scab over and the contagiousness phase is over. Within 2-4 weeks, the scabs fall off and the skin begins to heal.

There are several things a patient can do at home to reduce the itching and pain of the shingles rash. The sores can be cleansed with anti-bacterial soap and lukewarm water once or twice each day. Patients should be cautious not to scrub vigorously, however, or the rash could spread to other parts of the body. Once the washing and rinsing cycles are complete, it’s best to let the skin air-dry. Cool compresses with chilled ice packs may be put on to relieve pain and itching. Anti-itching treatments like calamine lotion will provide relief, and an aluminum acetate solution helps to dry up the blisters. Bandages may be placed on the painful rash to prevent spreading, although the scabs may take slightly longer to heal this way. Patients are advised to wear loose fitting clothing to prevent further agitation of the lesions.

While the shingles rash is undeniably ugly, patients say the pain is the worst part. The herpes zoster rash can feel as poignant as a heart attack because the damaged nerves are sending their distress signals along the path the virus has traveled. To prevent the occurrence of this painful rash, patients over the age of 60 are advised to get the varicella vaccine, which greatly reduces the risk of the virus. Even in the few patients who came down with shingles after getting the vaccine, the severity and duration of their symptoms are significantly minimized.

Shingles Pain: Is It Treatable?

Written by ama on March 8th, 2010 in Conditions, Health.

Do you know what pain can be even worse than a heart attack? The answer may surprise you, but it’s shingles pain! We all know the itching, burning and discomfort of the chickenpox virus that we endured as kids, but this experience does precious little to prepare us for the horror of shingles later in life. In fact, the pain is so bad it was one of two things (other than heart bypass surgery) to keep late night talk-show host David Letterman out of work in over 20 years. The night of his return, Letterman described his experience as follows: “The BLEEP suckers are so BLEEPING painful, every minute you pray some giant son-of-a-BLEEP will shove a red-hot poker up your BLEEP!”

The first sign of a chickenpox virus reactivation is a burning sensation on the nerve paths where the virus is traveling. Since the nerve paths run in half-circles around the body, the burning, itching, tingling shingles pain occurs on one side of the face, chest or abdomen only. Within the first 24 hours, patients will notice a fever and enlarged lymph nodes. Within 48-72 hours, the skin rash appears like small blisters on top of swollen, red skin. Unlike chickenpox, which spreads all over the body from finger tips to toes, shingles are confined to smaller areas on the face, abdomen and chest. After three to five days, the rash has reached its peak and is now beginning to burst, turn into sores and slowly scab over. After two to three weeks, the scabs fall off, leaving the skin to heal. For many people, the rash region is extremely painful for weeks or months after the scabs have gone. Something as simple as having a shirt touch the skin can send waves of nerve pain radiating around the body.

Shingles pain is often much worse than it needs to be because many patients don’t get to the doctor soon enough for antiviral therapy. Dr. Karl Beutner explains: “On the first day they have a little back pain, and then on the second day they notice a little rash and think maybe it’s a spider bite. On day three, they notice more pain and the rash gets worse, so they call the doctor and maybe get in on day six or day seven.” However, the most effective treatments are administered 48-72 hours after the onset of shingles symptoms, he says. So just when should patients call a doctor? Beutner says, “If you have pain, and then a rash, that’s an important signal. There are very few other rashes that are actually painful. If you have a painful, blistering rash, that means you need to get in to the doctor sooner rather than later.”

Many patients wonder, “Are shingles contagious?” They also wonder if they can get shingles pain more than once in their lifetime. Doctors can say with certainty that a person cannot catch shingles from someone who has shingles, but if they’ve never had the chickenpox before, they can catch that form of the herpes virus. So far it seems, almost without exception, that people will either never get shingles or will only have it once. Recurrent and persistent blistering is usually the herpes simplex form, not the varicella zoster virus.
